One of my tennants has not paid for two months.... has anyone gone through the system to get their tennants out and what was your experience. Any help would be appreciated.

i have just had the same problem.. tennant 2 months in arrears again and not answeriing correspondence.
i paid 150 to the crown court to request a possession order as i have already served a section 21 3 months ago that i haven`t followed up.
this guy has messed me about before so i want him out anyway.
i put a letter through his door advising him that i had applied to the court for a possession order and would sue for the arrears. the next day he contacted my agent and said if he paid up in the next couple of days could he stay ,..of course we said yes but let the court procedure run just in case.
he did not pay up in 2 days but seven days later he paid 1205 cash into my agents bank account so he is up to date and i still have his deposit.
as the section 21 and request for possession was not on the grounds of rent arrears i will still get a possession order from the court ( they cant refuse it)and he can do sod all about it.
if he moves out i will keep my court fee of 150 pounds from his deposit and if he doesnt i will go back to court get a bailiffs order ask the court for costs and keep his deposit if i do not get my costs. |

| dont get upset or angry , just put a policy in place around debt and enforce it every time. that way you treat everyone the same and dont have to feel fuilty about someone going to tenereife for christmas at your expense !!!!! |

I do not have this problems with my tenants. They paid regularly. My advice you already have documents with you and also agreement papers. So you have rights to put a legal case on them. Just think about it. If you want my help feel free to contact me.
